What we look at before we price anything.
- Substrate condition — slab flatness, subfloor deflection, moisture readings before any flooring or tile goes down
- Existing waterproofing and framing in wet areas, opened up and assessed rather than assumed
- Plumbing and electrical locations, and whether your layout change makes them move
- Door swings, thresholds, transitions, and finished floor heights across the whole level
- Access, parking, dust containment, and where materials can stage without taking over your house

- Sheet and liquid waterproofing systems (Schluter Kerdi, Wedi) in showers and wet rooms
- Uncoupling membranes under tile on slab and over plywood
- Self-leveling underlayment for flat, lippage-free large-format tile and plank
- Porcelain, ceramic, and natural stone; solid and engineered hardwood; LVP/SPC and AC4–AC5 laminate
- Quartz, granite, and marble countertops; custom and semi-custom cabinetry

Selections
We bring samples to your table and lock tile, plank, grout, and trim choices before ordering, with quantities and lead times confirmed in writing. You may supply your own material — we'll say up front what we can warranty on it.
Change orders
Any change in scope, material, or discovered condition becomes a written change order with its own price and schedule impact, signed before the work happens. No surprise line items at the end.
Permits & inspections
Replacing tile or flooring in an existing footprint usually needs no permit. Plumbing relocations, structural changes, and added electrical typically do — when it's in our scope we pull the permit and meet the inspector.
How long each scope usually runs.

- • Flooring replacement, main level — 3–7 working days
- • Bathroom remodel — 3–6 weeks
- • Kitchen remodel — 6–10 weeks, cabinet lead times driving most of it
- • Whole-home renovation — scheduled in phases with a written calendar
Backed in writing for a year.
Every installation carries a written 1-year workmanship warranty alongside the manufacturer warranty on materials. If something fails because of how we installed it, we come back and fix it at no charge.
